Rules of the House

Guests and invitees of guests are expected to behave in a manner which is conducive to the safety, comfort and convenience of other guests within the property. A breach of House Rules may result in management to evict any person/s from the premises immediately without notice or refund.

All guests agree to abide by the House Rules

1. Check in time is 2pm. Check out time is 10am

2. Parties are strictly prohibited.

3. Disturbance to any other guests or neighbors, including excessive noise, violet, aggressive or unruly behavior is prohibited and may result in eviction and loss of rental or bond.

4. Only the number of people shown on the receipt may stay in the apartment overnight. Guests are welcome until 9pm. After 9pm, the accommodation is to only be occupied by the amount of guests registered on your booking. This includes children & infants.

5. Damage, breakages, theft and loss are the guest’s responsibility during their stay.

6. One key is issued per guest. Lost keys will incur a replacement fee of $10 per lost key.

7. All guests may be asked to supply photo ID for Resort records/ verification upon arrival.

8. No glass allowed in any public areas.

9. Careless and/or deliberate activation of the Fire Alarm System, (including but not limited to in-room alarms, fire hoses, extinguishers and sprinkler systems) will be reported to the authorities who will impose a fine and you will be on charged any call out fees imposed by the Fire Brigade.

10. Unauthorised use or obstruction of fire escape stairwells will result in immediate eviction and may result in a fine being imposed by the authorities.

11. Under no circumstances are any items to be hung, thrown or dropped from the balconies

12. No signs to be hung or displayed from the apartment interior, balconies or windows.

13. Pool rules are to be followed completely at all times.

 

Guests whom experience noisy or boisterous behavior are encouraged to contact management to report these matters. Management can then take action to remedy the situation. 

Swimming Pool

The swimming pool is open between the hours of 7.00am till 9.00pm. Please ensure the gate is securely latched upon entering and leaving. To ensure the safety of yourself and others, no glass is to be bought into this area.

Please follow the pool rules located in swimming pool area.

  • NO RUNNING OR JUMPING
  • NO DIVING OR BOMBING
  • NO BODY BOARDS OR ALIKE
  • NO UNRULEY OF NOISY BEHAVIOUR
  • NO GLASS IN THE POOL AREA
  • NO LIFE GUARD ON DUTY
  • NO SMOKING

 

The Pool is not patrolled by lifeguards. Persons who are not strong swimmers and children are to be supervised and accompanied by a competent adult at all times.

Management accepts no responsibility for any injury sustained.

When dialling triple zero for any emergency service it is helpful to be ready to answer the following questions:

  • What is the exact location of the emergency?
  • What is the phone number you are calling from?
  • What is the problem, what exactly happened?
  • How many people are hurt?
  • How old is the person?
  • Is the person conscious (awake)?
  • Is the person breathing?

Do not hang up. Follow the instructions offered by the emergency services call-taker as the ambulance responds. These will help the patient and the ambulance paramedics.

If available send a family member to the front of the property to guide the emergency services personnel to the area.

FIRE – In the event of a fire, an evacuation alarm will sound. Stay calm, follow the instructions from the emergency escape plan located on the inside of your apartment door. Evacuation muster points: Hill Street entrance (West of Reception), Adelaide Street (beach side of the property through the pool gate).

Alternatively, a night bell is located on the right hand side of the Reception Door. Fees may apply if Management is called out in a non-emergency situation.

After Hours Check Out

If you are departing outside of reception hours, please settle your account the day prior to departure.

In the instance of a lost Key card or non-returned key card, a $10 fee may be applied to your account.

 

Room Condition on Departure – Apartments

We politely ask that you wash any dishes, cutlery & cooking equipment utilised during your stay. Remove rubbish (Rubbish chutes located on the Northern side of the lifts on all floors – Door marked REFUSE). Additional cleaning charges may be applied to your account should the apartment not be left in a reasonable state of cleanliness.

Please assist us by turning of the lights and Air-Conditioning when departing the accommodation. In certain situations the room may not be cleaned until the following day.

 

Room Servicing

Oshen Apartments Yeppoon is a self-catering accommodation complex. However, if you require daily servicing or fresh linen, Reception can advise of applicable charges.

Room Servicing is conditional upon the length of stay. A complimentary mid-week service is available for stays of 8 days or longer. Additional services are available upon request – charges apply.

Fully self-contained apartments are complete with an initial starter package i.e tea, coffee, sugar, milk, soap, dish washing liquid, laundry powder, dishwasher tablet, tissues & toilet paper. Such items are not restocked during a stay unless a mid-stay service is performed.

 

Accidental Breakages

Should accidental breakages or damage be incurred please make our reception staff aware so that maintenance staff can attend to these matters immediately before accommodation is re-let. This ensures our continued high standard of accommodation.

 

Air Conditioning

Your accommodation is air-conditioned for your comfort. The optimum comfort temperature is 23 degrees Celsius.

Guests Barbeque

Is located on level one. As this facility is enjoyed by most guests during their stay please consider your fellow guests by leaving the cooking area in a user-friendly condition. Bookings are not required.

 

Laundry & Ironing Facilities

All apartments are fully self-contained and feature a combined washer & dryer. Body Corporate regulations do not permit the hanging of clothing & towels on balconies. An iron and ironing board is located in all accommodation types.

 

Key Cards

Electronic room keys also provide access to the car park and external gates and doors. When departing you room, ensure you take your room key with you.

All room keys must be returned to Reception or in the case of an early check out, the after-hours key return located adjacent to Reception. Non returned or damaged key cards may attract a $10 fee.

 

Lost and Found

The Housekeeping Department retains lost property for two weeks. Should you need to trace lost property please contact reception. Items may be returned via registered post. Applicable fees apply.

Mail

Our mailing address is; 49 Hill Street, Yeppoon QLD, 4703. Please attention all mail to The Manager including your name and unit number. Mail is available for collection at reception during normal business hours.

Australia Post is located in the Coles shopping complex on James Street.

 

Malicious Damage

Guests are reminded that the cost of replacement or repair of any item that may go missing or that is damaged and goes beyond reasonable fair wear and tear, that is caused by the guest(s) or their invited guest(s) will be charged to their credit card provided at the time on check in. Malicious damage includes smoking in all rooms. This condition is a term of the reservation agreement presented at the time of check in.

Pets

Assistance animals are permitted into accommodation areas on the premises. It is the policy of this property that all other pets ARE NOT permitted in accommodation or on the premises.

Rubbish

Rubbish is to be disposed of by using the refuse Shute, located on the right hand (North) side of the elevators on each level of the building. The door is marked REFUSE.

Television

All rooms have digital free to air channels.

Apartments Feature an additional 30 Foxtel Channels on the main TV.

Wi-Fi Access

Wireless Internet is accessible throughout the complex.

Smoking, Smoke Alarms & Evacuation

All our rooms are NON SMOKING with the exception of the balcony. When smoking ensure the balcony door is closed so smoke is not permitted to enter the room. Smoke & thermal heat detectors are located in all apartments. In the event of the Thermal Heat Detector is triggered, an evacuation alarm will sound & the Fire Brigade will attend the complex. In the event of a false alarm, the Fire Brigades call out fee may be on charged.

In the event of an Evacuation Alarm, follow the directions of the evacuation diagram located on the rear of the main apartment’s access door.

Smoking directly within our rooms is considered to be malicious damage. In the event the room is found to smell of smoke, a charge of $500.00 to the guest’s credit card supplied at check will be applied to compensate for the cost of additional cleaning & lost revenue.

Special Requests

The hotel staff will do their best to accommodate special requests. We cannot guarantee that your requests will be granted because they are subject to availability.

Schoolies & Under Aged Guests

Please note, Oshen Apartments Yeppoon does not accept reservations for unsupervised under aged guests.

Unsupervised under aged guests (18 Years) will not be checked in. Management reserves the right to cancel any booking subsequently found to be for unsupervised under aged guests no matter how the booking was made.

Oshen Apartments reserves the right to reject any booking no matter how it was made at Managements discretion.
